    We define Architecture as a process that leads to a realisable concept at a unique moment in time, space and place where critical objectivity meets the design narrative to create enhance experience and elevate living. We define ‘commerciality’ as the strategic and holistic integration of design processes that employs creativity, partnerships, evolutionary innovation and empirical knowledge that results in the physical manifestation of the project vision. 

    We are exclusively focussed on providing discerning clients with high quality and realisable projects that maximise value relative to costs.  Our point of difference in the market is providing aligned clients with access to highly specialised skills and experience in the design and delivery of market leading residential projects within the framework of a boutique practice.

    Interior Design

    Our practice ethos embeds interior design as an integral and inseparable part of architecture.  We reflect on the modernist design principle that the inside and outside are symbiotic and intrinsically linked.  Our approach is therefore one of integrating interior design with architecture from inception through to completion to ensure the translation of ideas into details across all scales.  

    We see the crafting of interior detailing as essential to elevating experience, enhancing quality and creating inspired beauty.  We practice with an awareness that people spend more of their life experiencing the inside of a building and therefore integration of interior design is fundamental in all parts of the design process and ethical practice.  

    Our design methodologies focus on rigorous spatial planning, careful detailing, craftsmanship, ergonomics and the flow of the spaces that are considered in parallel with developing architecture and interior design that embodies a sense of elegance and timelessness.

    Residential Design Advisory

    We work closely in partnership with leading Town Planners, Project Managers, Development Managers and Consultants to provide strategic design advice for clients to unlock their unseen and unrealised site potential. Our strategic design analysis applies to all residential typologies including build-to-sell, built-to-rent and social and affordable housing.

    We utilise our strategic design experience, in-house design efficiency tool, specialised design and construction knowledge with authentic communication, disciplined processes, and financial awareness to provide clients and property specialists with a better understanding of their site potential. 

    As part of this initial phase, we carefully analyse project metrics, site opportunities and constraints as well as uncover counter-intuitive design solutions in preparation for discussions with Council or key stakeholders.

  • Design Value Defined

    Market Condition and Economic factors such as supply and demand, global economic conditions, local buyer sentiment, interest rates and the local political atmosphere have the greatest impact on the value of property values. Designers and Developers have no ability to influence these external factors. The elements that are within the control of the developer and design team are therefore the areas of focus. 'Design Value' is often perceived as a simplistic veneer of what something looks like. Duncan is supported by an exceptional team of highly experienced Architects and Interior Designers.

    Director + Architect Duncan Betts brings over 22 years of market leading residential architecture and interior design experience to each project. His career includes 5 years as Principal Architect / Partner at a highly regarded Tier 1 national design practice, where he co-led the Queensland studio of over 55 design professionals.

    A selection of past clients Duncan has worked closely with to deliver highly successful realised projects include: Cbus Property, Aria Property, Mosaic Property, Arklife, Sekisui House Australia and TradersinPurple.
