Duncan Betts is an Architect and residential specialist. He has built one of SEQ's most substantial, high-quality residential apartment portfolios, leading the design and delivery of more than 14 high-quality, large-scale apartment buildings across Brisbane and the Gold Coast, with a combined gross realisation value exceeding $2 billion. His expertise spans premium Build-to-Sell and Build-to-Rent towers of up to 30 storeys, through to 10-storey Social and Affordable Housing projects.
Over 13 years at Rothelowman, Duncan played a central role in growing the Queensland studio from 7 to over 60 architects and interior designers, serving as Principal Architect and Partner in his final five years. Ten of these buildings were delivered for clients including Cbus Property, Mosaic Property Group, Sekisui House, Arklife and Traders in Purple.

This track record sits within a broader 22-year career in residential architecture, alongside a background as a high-performance athlete across the Queensland Academy of Sport, Queensland Bulls Squad and Australian Institute of Sport.
In January 2024, Duncan founded Betts+Partners — a specialist design studio concentrating this depth of experience into a lean, highly capable team with a sharp focus on design and delivery excellence. The model is deliberate: prioritising design quality, design and construction efficiency, and speed, to maximise project value and realisation potential for discerning clients throughout South-East Queensland.
